FREQUENTLY ASKED QUESTIONS

  • As a full-service architecture practice, we are involved in every phase of a project. This includes assembling the larger project team by recommending contractors, landscape architects, engineers and other required consultants. Our role spans architectural design, interior design, team management, permit coordination, construction observation, along with oversight of project schedule and budget tracking.

  • For our residential projects, we are most passionate about creating a strong connection to the surrounding landscape and enhancing the way our clients live and work. This approach can extend to our hospitality work as well, although we more often focus on crafting complimentary spaces that celebrate the food and overall dining experience. We thrive when collaborating with clients who are interested in pushing modern design forward, rather than simply following current trends.

  • Waterfront projects present an additional layer of requirements due to their location if they’re seaward of the Coastal Construction Control Line (CCCL) and due to their flood zone designation. That said, we enjoy working on these types of projects, as they often present new ways to connect and respond to the Florida landscape.

  • In most cases, our new custom homes take 8-12 months from project start to securing a building permit, followed by 12-24 months of construction. However, every project is unique, so we encourage you to reach out to discuss your specific project in more detail.

  • Yes. If your project has a specific deadline that needs to be met, we can accommodate the design schedule to match. However, expediting our process should only be done as a last resort, as this often increases design costs, and the likelihood of errors. There is a lot of coordination that happens behind the scenes that takes time to ensure every selection and detail is considered – aimed at giving you the best result possible.

  • We often recommend selecting contractors and consultants we’ve successfully partnered with before, helping to ensure efficiency and proven results. If you have a specific contractor or consultant in mind, we’re happy to consider collaborating with them on your project.

  • We do occasionally take on large-scale renovations of existing homes and individual condo units. In these projects, we focus on bringing clarity to the existing structure, improving the layout, enhancing functionality, and crafting the design to feel cohesive and timeless.

  • We remain actively involved through construction to ensure your project is executed as designed. This includes conducting regular site visits, reviewing shop drawings and pay applications, and answering questions from the contractor. Keeping you informed with clear, consistent updates on progress is our priority.

  • Absolutely. We often help clients evaluate multiple properties, by advising which options best support their vision for living or working. We consider key factors such as location, zoning regulations, and existing conditions to help them move forward with clarity and confidence.

  • In most cases, the architect is usually the first one hired on a project. This allows us to understand your goals from the beginning, helping guide you through the process and keeping those goals at the forefront of the project as more team members are added.
