Located near the midpoint of Longboat Key, this custom home responds to the growing realities of coastal flooding while supporting the clients’ desire to remain in place long-term. The original 1960 residence flooded multiple times during the 2024 hurricane season, prompting a rethinking of how the new home could meet FEMA flood requirements without feeling overly elevated or disconnected from the site.
Collaboration with the clients resulted in a design that organizes the house as a T-shaped volume, elevating the home, garage, and pool while carefully shaping the outdoor spaces. A sloped driveway at the northwest corner provides access to the garage, while the southwest corner of the lot was reserved for the elevated pool terrace to maximize sun exposure. Dual primary suites flank this outdoor space, creating a resort-like environment with direct views of the pool from both bedrooms.
The main entry and covered backyard terrace are recessed into the intersection of the T-shaped volume and reinforced by a break in the sloped gable rooflines above. The material palette of vertical siding, exposed interior beams, wood soffits, and a standing seam metal roof introduces texture and a better sense of scale in contrast to the flat stucco homes typical of the region.
